First-Time Seller Tips

  1.  Clean and Organize! Clearing up the space in your home makes it look larger and more appealing. Not to mention, it allows people to visualize themselves in your home which will increase your chance of selling. 
  2. Similar to the first point, maintain your lawn! People want to see green grass and blue skies! Make the grass greener on your lawn to encourage interest in buyers. 
  3. ​Update your kitchen! You don't need to do a full renovation to give your kitchen a clean, modern, look. Updating your kitchen appliances is one of the best ways to easily add value to your home. A good kitchen can make or break your sale.
  4.  Finish your basement! Simply finishing your basement can dramatically add to the amount of usable space in your home. It also allows your home to stand out among all the other houses with unfinished basements. 
  5. ​Consult an inspector! Some of the problems in your home may not be on the surface. Water leakage, deteriorating wood, a termite infection. These problems can greatly affect the value of your home! 

Pricing Your Home

 

It's hard to know what the best price of your home is. Too low and you miss out on some of the profits, too high and people are unwilling to buy. The best way to price your home is to compare it to other similar homes. 

If you're still unsure, it never hurts to ask. Home prices can vary based on a variety of factors and are often based on the local community. I will do my best to help you get the best price for the value of your home.

If your home is particularly old, consider a home warranty. Its not unexpected for appliances or systems to break down, especially if the home is particularly old. This gives your buyer more confidence in your home and increases the value of your home.

A vital step in selling your home is showing it to others! This is the moment where you make your first impression on your potential buyer. It's important to show your best side. Be sure to clean your home and organize to create a neutral, comfortable living space. A good tip is to air out your home, if weather allows, or perhaps invest in a subtle air freshener. Brighten your home by turning on all the lights and adding more if necessary.
